The existing pool slab, pavers and fencing had needed replacement. The slab was excavated and waterproofing installed as water had been seeping into an adjacent basement.

A substantial pergola was added to the mid level terrace (top centre) to provide solar and rain protection. The windows and doors to the mid level terrace were replaced to rectify waterproofing failures and to provide improved access to the terrace.

A polycarbonate glazed pergola was added to provide solar and rain shelter to the mid level terrace. The windows and doors were replaced to rectify installation faults which had led to water damage within the house. The new windows provide greatly improved natural ventilation. Double doors (centre right) were added to improve access to the terrace. Top light awning windows were added to provide year round ventilation.

Previously, a single doorway was the only access to the large terrace. New French double doors subsequently replaced the windows on the right, providing more generous access.

New polycarbonate roofing covers a circular skylight. The original acrylic skylight had perished due to UV degradation and storm damage. New standing seam roofing and gutters were added around the skylight. These replaced a planter box which had leaked into the house interior causing paint damage. Due to its inaccessibility planting had not been attempted in the planter box. New entry doors replaced water damaged doors. Security mesh doors were added to the front entry.

The exterior of the building was painted as it had suffered significant paint degradation. Careful surface preparation was undertaken, including some render replacement, before repainting.

Vertical plastic hanging curtains from the 1990s were replaced with shutters in this eastern beaches bathroom. The shutters provide customisable privacy and an improved presentation.

Hanging plastic strip curtains, popular in the 1990s were replaced with fabric curtains. All of the sliding glass door mechanisms were replaced, along with all of the insect screens. The interior of the house was repainted.
