BONDI JUNCTION DORMERS

Two matching dormers were designed to achieve head height compliance in two top floor apartments of an inter-war residential flat building. The building is located within a Bondi Junction Heritage Conservation Area. The attic roofspaces had previously been constructed without development consent and had been illegally occupied as habitable rooms. Raising a sufficient proportion of the attic floor areas, using dormers, was an initial step towards later regularisation of their use.

Approval for these renovations was obtained from Waverely Council in the Eastern Suburbs of Sydney.

The residential flat building is one of a matching pair constructed around 1929. Construction. Attic spaces had been constructed in recent years without council approval. The attic ceiling heights had be built too low to comply with the height clearances within the Building Code of Australia and the Waverley Council DCP. The dormers were designed to achieve 2.4m ceiling heights.

No additional Gross Floor Area (or Floor Space Ratio) was sought. The building had already been built larger than the more recent rules permitted.

Balconies had been added to the northern side over recent years.

Skylights had been added over recent years.
