RANDWICK HOUSE 2

A semi-detached Federation era house located in a Randwick Heritage Conservation Area was altered to create an open plan living/dining/kitchen and a new bathroom. These alterations provided not only a more spacious interior, but also abundant natural light, outdoor views and improved natural ventilation. The main open plan area features a pressed metal ceiling, in keeping with the Federation era ceiling details retained elsewhere in the house.

A contemporary glazed pergola was added to the rear of the house. This pergola provides graduated shading adjacent to the house, shade battens midway and lighter ultra-violet reducing polycarbonate roofing towards the sunny back yard.

Approval for this renovation was obtained from Randwick Council in the Eastern Suburbs of Sydney. The project was tendered and the building contracts administered by Dunn Architects.

Skylights bathe this Randwick kitchen with natural light and give colourful sky views. Pressed metal ceilings extend into the skylight void, where the panelling casts intricate shadows. Timber sliding stacker doors and side-light windows were added to provide views of the sunny rear yard.

Heritage considerations led to retention of the original brick chimney, visible through the new skylights of this Randwick home. Soft warm lemon tones compliment the Baltic Pine floor boards. Natural ventilation is assisted by the electronic operation of the right hand skylight, which closes in the event of rain.

Range hood ducting is concealed within the kitchen joinery of this Randwick house. Soft yellow joinery compliments the Baltic Pine floor boards. Ceramic bench tops have a solid edge detail suitable for the substantial detailing of the skylights. An induction heated cooktop was chosen to reduce electricity consumption.

The previous kitchen had provided a restricted connection to the dining area, limited natural light and poorer natural ventilation.

The previous dining room had provided only narrow access to the kitchen, but more significantly it had provided no views towards the sunny back yard.

This pergola slopes up towards the sunny back yard, allowing winter sun to penetrate deeper into the house. Wide stacking sliding doors and windows provide natural light within the adjacent open plan area. Battens provide shade over the courtyard, while tinted grey UV polycarbonate achieves high levels of illumination at the outside edge.

A borderless edge detail to the polycarbonate glazing provide a light edge to the pergola roofing. This pergola slopes up towards the sunny back yard, allowing winter sun to penetrate deeper into the house.

Prior to the renovations of this Randwick house, the small window in the rear wall provided very limited views out. The previous awning provided less shelter than its replacement.

A new bathroom was designed around an existing window. Shutters were added for privacy from neighbouring two storey building.

Heated flooring and a heated towel rail add comfort to this Randwick bathroom.

Timber style finishes add warmth to this Randwick bathroom. Laundry facilities are provided within the cupboard to the right of the vanity.

The previous bathroom had not provided as accessible a showering configuration.

The previous laundry had been located in the entry from the private rear yard. This was a challenge to keep presentable and blocked views from deeper within the house.

A rainwater tank was installed and connected to the toilet pan to conserve water.
